What is RMP?
A Roof Maintenance Program consisting of professional roof care, scheduled roof inspections, maintenance, repairs and information.

What roofs are eligible?
The program is available for new or existing roofs.

How does it work?
It works much the same as, for instance, a mechanical maintenance contract does for air conditioning. For a set annual fee, we will take the necessary steps for maintaining your roof in a watertight, functional condition. Through semi-annual inspections and repairs as needed, your investment is protected and the roof’s life span is increased. Reports are provided to keep you informed of conditions which may affect the roof. [return to top]

How is an RMP different from a warranty or guarantee?
Roofing industry standard guarantees kicks in once a leak occurs. RMP prevents leaks before they occur. RMP also addresses roof details normally excluded from warranties, such as blocked drains, pitchpockets, ponding areas and top of parapet walls.. [return to top]

How do you start an RMP?
We will inspect and evaluate your roof’s condition, make recommendations for any immediate repair work which may be necessary and bring it to a maintainable condition. Once these initial repairs are completed the Roof Maintenance Program begins. [return to top]

How much does RMP cost?
Two cents to 25 cents per square foot, depending on the roof’s condition and the quantity and nature of roof-mounted equipment and foot traffic. [return to top]

Is the RMP transferable to a new owner?

Is it available for residential multi-tenant buildings?

How long will the RMP remain in effect?

Can it be renewed? And if so, are there additional costs upon renewal?
Yes, after re-inspection a new proposal will be provided. [return to top]

What semi-annual maintenance services are performed?
We will inspect the roof and repair any of the following items necessary to maintain your roof in a watertight condition.

  1. Clear drain baskets, sumps and downspouts.
  2. Check for damaged downspouts.
  3. Remove minor trash and debris.
  4. Check all roof penetrations and seal as needed.
  5. Check for unauthorized tenant improvements. [return to top]

What if a leak occurs?
The Service Department will repair leaks ASAP; our RMPs are priority #1. [return to top]

What specifically is covered under the RMP and what is not?
The existing roofing is covered. All equipment, drains, plumbing, interior and exterior structure are excluded. [return to top]
